THE SELLING PROCESS

Selling your home. Tips for a successful home sale.

Before you decide to sell your home, it is a good idea to sit down and clarify your motivations and draw up a basic time frame for the selling process.Click the steps below to help you prepare your home for the market for a successful sale.

DECIDING
TO SELL

So you have decided to sell your property - now it is a good idea to sit down and clarify your motivations.  Why do you want to sell your property?  Being clear about your intentions for selling will make it easier for us to determine the most appropriate option for your specified financial, lifestyle, and real estate goals.

ACCEPTING

AN OFFER

There are many factors to consider when accepting an offer. You can trust me to help you evaluate every proposal.

Once you have accepted an offer, you and the buyer will be given a timeline to mark every stage in the process of closing the real estate contract. During the process I will keep you constantly updated so you will always be prepared for the next step.

SELECTING

AN AGENT

Selling a property involves understanding complex issues and completing a lot of paperwork. It helps to have an agent that has your best interest in mind and will guide you through the process and ensure that you maximize your opportunities in the current real estate market.

INSPECTIONS

& APPRAISALS

Most buyers will have the property inspected by a licensed inspector and may request that repairs be made before proceeding with the purchase. I will assist you in this negotiating process.  Also, if the agreement is conditional upon financing, the property will be appraised by a licensed appraiser so that the lender can confirm their investment in your property.

PREPARING

TO SELL

You can do a lot to increase the appeal of your property and create a lasting impact on potential buyers. When listing your property for sale consider keeping your landscape pristine, adding a fresh coat of paint in frequently used rooms, and keeping your property uncluttered and well-lit especially prior to a showing.

SETTLEMENT

DAY

Before signing all of the final documents, there are a few loose ends to tie up like the final walk-through. The buyer will visit the property to verify that all is in working order,  Occasionally, even at this last stage, there is an unforeseen glitch that comes up. Because I have encountered problems before we know how to handle them efficiently and in a

stress-free manor.
